ABOUT JUMEIRAH VILLAGE TRIANGLE (JVT)

Starting as a ghost town to being one of the most densely populated areas in Dubai, Jumeirah Village Triangle (JVT) has emerged as one of the most ambitious projects with brilliantly developed plans. Keeping all the demographic challenges into consideration, this freehold, gated community nestles on the northern side of Dubai, towards the coastal areas such as Dubai Marina and JBR. The area is strategically developed between Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), two of the major highways in the UAE, allowing an easier commute to other central locations of the emirate.

Jumeirah Village Triangle is another master project of Nakheel Properties after the successful establishment of Jumeirah Village Circle. It features a village-like infrastructure with several plantations along the streets to promote a healthy environment. The residential part of the community is divided into nine districts, featuring more than 13,000 residential options, including villas, townhouses and apartments.

Strengthening the reputation of Dubai’s real estate market with its glitzy residential buildings and villas that reflect the modern architecture, this residential development is complemented with premium lifestyle amenities. It offers a comfortable and secure lifestyle for residents. Jumeirah Village Triangle also features a community centre that includes many retail outlets, supermarkets, eateries and entertainment zones where residents can enjoy a thrilling day without having to drive farther away from their homes. Therefore, it is regarded as one of the most family-centric areas in Dubai.

COMMUNITY OVERVIEW

Jumeirah Village Triangle is a sustainable green development offering a serene atmosphere. This peaceful suburban community is considered as one of the top family-friendly neighbourhoods in Dubai. In terms of area, the villas and townhouses are designed to be spacious. You can find a range of configurations in houses, all of which come with large plot sizes. Also, there are open garden spaces in the front and back of the villas and townhouses. Also, JVT is one of the communities in Dubai with district cooling facility.

As for apartments, there is a mix of low-rise and mid-rise complexes; many of which have retail shops conveniently located on the ground level. Since the hub of main activities is the town centre, the streets are less crowded pitching into the serenity of the area.

Moreover, residents benefit from lively assortments in the community, from well-manicured lawns inside the villas to large green spaces in the community parks. The streets in the neighbourhood are adorned with bushes and neatly aligned trees adding to the eco-friendly environment. Here, you are not only allowed to take your fur babies out for a walk, but JVT has raised the bar for being a pet-friendly town by including a pet store called Pet Village. You will also find The City Vet Clinic, one of the best vets in Dubai located in Imperial Residence, JVT. Each community park features broad walking tracks, allowing ample space for you to roam around with your pet.

PROPERTIES IN JVT DUBAI

As one of the newer developments by Nakheel Properties, the rental and freehold properties in JVT are popular with both expats and locals, despite Dubai’s ever-growing real estate market. The geometrical pattern of the neighbourhood aligns the properties in a perfect triangle. Divided into nine ‘numbered’ districts, the residential units vary in configurations and prices. Although the community is predominantly sought out for villas and townhouses, it is home to apartment complexes as well.

Encompassing more than 5,000 luxurious villas and townhouses, the community features landscaped gardens surrounding these residences. The properties consist of 1 and 2-bedroom townhouses and 2-bed villas. The 2-bedroom detached villas feature large plot sizes of 6,500 sq. ft. to 8,000 sq. ft. This leads to owners expanding and upgrading their villas up to 6-bedroom houses. This does require prior permission from Nakheel and is subject to charges. Whereas, the area itself has a range of duplex, furnished, detached and furnished units. You can find a good range of 2-bed independent villas for sale in JVT starting from AED 2.85M.

All independent villas in the locality are characterised by spacious rooms and adorned with landscaped gardens and several amenities. However, they can be distinguished by their distinct Mediterranean and Arabian architectural styles, while some showcase the Moorish and Spanish architecture.

The interiors of these double-storey villas permeate luxury with several modern elements inside the homes. Residents will find mosaic flooring, arched doorways, carved columns and patterned walls. Some homes have wide double-glass window panes, while some feature full-length windows complimented with sliding doors. The large hallways on both levels combined with entrance and balcony ensure proper ventilation and lots of natural light.

The prices for these Mediterranean Villas and Arabian Villas are more or less the same. Rent for a spacious 5-bedroom villa in JVT will cost an average of AED 304k yearly while smaller units like a 2-bedroom villa for rent in JVT go for an average rent of AED 166k per annum. Townhouses for rent in JVT range from 1 to 4-bedrooms, with rental prices ranging from AED 110k to AED 220k. The annual rent of a fully landscaped 1-bed townhome in JVT is about 110k while it may increase up to AED 180k for a 2-bedroom townhome in JVT.

SALES TRENDS IN JUMEIRAH VILLAGE TRIANGLE

You can also invest in a property in JVC without spending a huge fortune, making it one of the most attractive areas for expats to buy property in Dubai. Many off-plan projects are another reason for the high investor interest in the locality. Notable high-profile off-plan projects in JVC include Catch Residences, Levanto by Oro24 and Binghatti Crest by Binghatti Developers. These properties in JVC have further reinforced the region’s longevity as a sound investment option.

With modern residential units and luxurious amenities, JVT is deemed perfect for individuals, families and couples. However, one must keep in mind the pros and cons of living in JVT before renting or buying a residential unit in the neighbourhood. There are a few low-rise and mid-rise projects underway and are expected to complete in the next few years. The dust and noise pollution might be an issue for some residents. Luckily most construction work is reserved for the apartment complexes which are planned to be on the outer boundaries of the community only.
